The queue for Dubai is mostly Indian. We are already inside it.
Indian buyers took 22 per cent of every international purchase in Dubai in the first half of 2026, ahead of the British at 17 and the Chinese at 14, on Anarock's July numbers. We work the same market from the developer's side of the table.
Four numbers worth knowing before you buy.
Everything below is from the first half of 2026, per Anarock's report carried by Khaleej Times in July. We would rather you arrive with the figures than with a brochure.
Four things, and we do all four ourselves.
Most people selling Dubai to Indian buyers are forwarding a listing they saw the same morning. We are on the other side of that: allocations come to us before they reach a portal, and we are still there when the building is handed over.
- IAllocations
First-release inventory with the developers building the city, taken at launch pricing rather than from the resale market. Off-plan ran at 70 to 77 per cent of residential transactions this half, so this is where the volume actually is.
- IILand parcels
Plots and development sites, freehold where the zoning allows it. These rarely appear publicly at all, which is the entire reason to know somebody.
- IIIJoint ventures
Where you bring the capital and a developer brings the licence and the land, or the reverse. We structure the side that is missing and stay in it rather than introducing and leaving.
- IVProperty management
Leasing, tenancy, service charge, snagging at handover and the annual paperwork. The part every buyer forgets until they are eight thousand kilometres away and a tap is leaking.
And others, depending on what is releasing. The name on the tower matters less than whether the allocation is real and whether anyone answers after the handover.
The golden visa is a remittance problem before it is a property one.
This is the conversation we would rather have on day one than at the paperwork stage, which is where most buyers discover it.
- 01The threshold is AED 2 million, paid in full
That is roughly 545,000 US dollars at the pegged rate, and the property has to be unmortgaged for the ten-year visa to follow.
- 02India lets one person send 250,000 dollars a year
The Liberalised Remittance Scheme caps a resident at that per financial year. One buyer cannot reach the threshold in a single year. A couple, at 500,000, still falls short.
- 03So it is three allowances, or two years
Three family members clear it inside one year. Two people clear it across two financial years. Either way it is a plan made in advance rather than a scramble at signing.
- 04And four per cent goes to the Land Department
Transfer fee on the purchase price, plus about two per cent agency and a trustee fee of roughly AED 4,000. Mid-market communities advertise seven to ten per cent gross yields; after those costs and the service charge, four to five is the honest net.
Tell us the shape of it and we will tell you what is actually open.
Budget band, whether it is to hold or to let, and whether the visa matters to you. That is enough for a first proper answer rather than a brochure.
